Scope of Work

FIRST PHASE

1.   Preliminary design And Schematic Design

Included  in this design phase are : general scheme and collect and reinterpretation all of basic requirement from client, understanding the specific site, conceptual proposal and develop the basic data to a basic CAD Drawing (develop the conceptual scheme into proper CAD Drawing). The final product in this phase is drawing sketches such as general plan ( building plan, elevation, section, and rough sketch for basic building details).

2.   Design Development and Building Permit (IMB Document)

In this design phase architect will develop all basic needed for the building such as color and material; basic schedule for building; basic structure layout (optional); and preliminarymechanical and electrical layout(optional). The final product in this design phase are site plan, building plan, elevation, section, typical details, preliminary structure layout(optional), and preliminary M/E (optional).

SECOND PHASE

3.   Construction Document

In this design phase, architect will prepare the drawings needed for the construction. The final product for this phase are: site plan, building plan, elevation, section, building details, building schedule (door/window, finish/material, and color), structural lay out and calculation (optional), and M/E layout (optional). The final product will be prepared on A3 paper size with Auto CAD.

THIRD PHASE

4.   Supervision Phase

In this phase, the Architect shall supervise and ensure the construction on site must be accurate as on the architectural design drawing. The Architect shall not supervise or In case take responsibility for any quality of the construction work.
